Overview Details Related North Road Hertford, Hertfordshire The new luxury houses on North Road Hertford were our very first commission, for which we were appointed shortly after forming the company in 2010. The client’s brief was to explore how we might increase the total gross internal areas (GIA’s) of the 5 houses, for which the client had previously secured outline planning approval; each of the approved houses having a total GIA of approximately 1,200 to 1,350 sqft. Through innovative design, careful articulation of the massing and form of the proposed houses, and comprehensive ‘proving’ of the proposals through 3D modelling and assessment of potential visual impacts, we obtained full planning approval for 5 houses, each with an approximate GIA of between 2,700 to 3,300 sq ft, effectively doubling the GIA’s approved at the outline stage. BrightSpace undertook the tender and construction drawings for the first two of the five houses approved; both of which were completed in 2013-14. We later received a ‘Commendation’ for architectural design, by the Hertford Civic Society, in their annual awards in the winter of 2016.
