Winter Gardens, Bournemouth Urban mixed-use development
Brightspace are excited to unveil our designs for a £150m redevelopment of the former Winter Gardens site in the heart of Bournemouth town centre, proposals for which were presented at a public consultation yesterday on 20th October. This project will be the largest single development in the town’s history and is situated in one of the most high profile town centre locations.
The proposals have been developed with our long-term clients, Bournemouth Development Company, a joint venture between Morgan Sindall Investments and Bournemouth Borough Council, with whom we have already delivered an award-winning student housing scheme for Arts University Bournemouth. In addition, we have also secured planning approval for a 112 unit private rented residential scheme with construction now underway on site.
The site was formerly the home of the original Winter Gardens tropical glasshouse, replaced in the 1930’s with an imposing brick built concert venue that was demolished in 2006. The site has since remained unoccupied and used by the Borough Council as a public car park.
This exciting development aims to rejuvenate this long-vacant and underused town centre site by providing a mixed-use scheme of between 350 and 400 residential apartments, public and private parking, indoor and outdoor leisure facilities, restaurants, a food store, a linear park with natural play spaces and a new public piazza; the piazza providing much needed public open space at the heart of recent developments that bound the Winter Gardens site. The proposals also create a significantly widened and landscaped street frontage to Exeter Road, supporting the Council’s vision for Bournemouth’s Grand Garden Walk, the aspiration being to enhance the circular pedestrian route around the town’s Lower Gardens, connecting the town square to the seafront.
The coordination and consultation process has been led by Savills Planning. The Landscape design, a major element of the proposals given the amount of public and private open spaces created, has been developed by Landscape Architects, Fabrik, an award-winning practice which has successfully delivered many significant and similar town-centre schemes.
A detailed planning application was submitted in September 2017 and we look forward to sharing future updates as we progress with the detailed designs.
